A security deposit is a standard part of most rental agreements. It helps protect the home during your lease term and may be used, where permitted by law and your lease agreement, to cover unpaid rent or costs related to damages beyond normal wear and tear after move-out.
That said, the vast majority of residents never experience any deposit deductions at all. Returning the home in good condition and staying current on lease responsibilities is really all it takes.
Flexible Options May Be Available to You
Depending on the property and your application approval, there may be more than one way to satisfy the security deposit requirement. Your leasing representative will walk you through what’s available for your specific home, but here’s a general overview of what Alta may offer.
Traditional Security Deposit
A refundable deposit paid before move-in and returned after move-out, minus any applicable lawful deductions. This is the most familiar option and works exactly as you’d expect.
Deposit Alternative Programs
In certain cases, residents may qualify for a deposit alternative program. Rather than paying a full upfront deposit, this option replaces it with a smaller annual or monthly non-refundable fee. For residents managing the many expenses of a move, this can free up funds for things like furniture, movers, or the costs of a longer-distance relocation.
Another benefit worth noting is flexibility. Residents may cancel their participation at any time and transition to a full traditional deposit whenever they feel financially ready to do so.

What Happens at Move-Out
When your lease comes to an end, the move-out process follows the standard procedures outlined in your rental agreement.
For residents with a traditional deposit, the home is evaluated after move-out, any lawful deductions are itemized, and the remaining balance is returned in accordance with local regulations.
For residents in a deposit alternative program, applicable move-out charges may still apply if needed, and residents remain responsible for any approved costs as they would under any other arrangement, and as specified in their security deposit alternative program policy.
As with most things, a smooth move-out really comes down to returning the home in good condition. Most residents who do so have a straightforward experience.
